Land Sale Details

On April 29, 2015, Kelvin Heck announced in a press release the closing on the sale of 370 acres, divided between three tracts. Frontier Farm Credit hosted the sunset auction on March 10, 2015. Jeff Robertson, son of the former landowners, acted as Executor of Estate over his parents’ assets. He and his attorney initially approached Kelvin Heck regarding a total of five tracts of land, all of which were in the process of being settled through his parents’ estate. Two of the five tracts sold via the traditional list and sell method. Kelvin Heck also represented the sale of those two tracts: 158± acres sold October 1, 2014 and 79± acres sold January 30, 2015 – a total of 237± acres. Once the family was ready to dispose of the remaining assets, Kelvin assisted them in selecting Jason Flory of Flory & Associates to co-represent them in the auction of the remaining 370± acres.

Tract A is approximately 150.5 acres of prime perimeter fenced native pasture with two ponds and highway frontage on HWY KS-56. This tract was purchased at auction for $2,200 / acre by Charles Fawl, a neighboring farmer. This land will continue to be grazed for cattle with some possibility of crop production. Kelvin Heck of Heck Land Company and Wendy Flory of Flory and Associates represented the seller, the estate of Marvin Robertson. The buyer was not represented.

The Tract B is approximately 79 acres of partially fenced native pasture with one pond and is located just north of Tract A. This tract was purchased at auction for $2,200 / acre by Luke Ulrich, a neighboring farmer. This land will continue to be grazed for cattle. Kelvin Heck of Heck Land Company and Wendy Flory of Flory and Associates represented the sellers, Jeff and Christine Robertson. The buyer was not represented.

Tract C is approximately 139 acres of perimeter fenced native pasture with one pond located to the northeast of Tracts A and B. This tract was purchased at auction for $1,950 / acre by Robert Fusco. This land will continue to be grazed for cattle. Kelvin Heck of Heck Land Company and Wendy Flory of Flory and Associates represented the seller, the Dorothy Robertson Trust. The buyer was not represented.

Heck Land Company would like to thank Jason Flory of Flory & Associates for providing auction services.

“The auction allowed us to control the time frame and get the job completed. We interviewed and selected Kelvin Heck and Jason Flory because of their depth of knowledge and experience in the local area.”

Kelvin Says ...

“Approximately two thirds of our land sales are for the purpose of settling estates. Timing is always vital, but even more so in these situations. It’s important to know how to handle estates with family members, banks, attorneys and trustees. Fortunately, the market conditions have been favorable, and we were able to reach our goal of quickly disposing of the land assets at a good market rate. The fact that the land was purchased by nearby existing landowners is a win-win for both the family and the community.”
